What is in a Landis kitchen, and whether the board is still made
Landis was incorporated in 1901 and built around textile milling, and its housing is small, older and overwhelmingly owner-occupied with newer edges. The consistent constraint here is the size of the utility spaces rather than the age of the appliances in them. Laundry areas, pantries and the alcoves appliances stand in were sized for the equipment of the period, and the practical question on any replacement is whether the new machine physically goes in the space and still allows the door to close and the room to be used. In Landis the constraint is physical before it is financial, and that is worth saying before a price is discussed.
That matters more on a refrigerator than on anything else in the house, because the practical limit on repairing one is rarely mechanical. Fans, defrost heaters, thermistors, dampers and door seals are all ordinary parts at ordinary money, and they stay available for a long time. What ends a refrigerator is either the sealed system or a control board that is no longer manufactured.
The sealed system is a certified line as well as a price line. It is the closed refrigerant circuit: compressor, condenser, evaporator, drier and the tubing between them. Under the Clean Air Act, 40 CFR Part 82 Subpart F, anyone who opens that circuit must hold EPA Section 608 certification, and for household refrigeration the class is Type I. The price line runs in the same place. Everything outside the sealed system is $130 to $500. Anything inside it is $700 to $1,250 and up. Against a mean refrigerator service life of 14.3 years, that difference decides the whole question, which is why we establish which side of it you are on and tell you before anything is dismantled rather than after.
One symptom is worth stating plainly here. A warm fridge with a cold freezer is almost never the compressor. All the cold on a normal refrigerator is made in the freezer and blown across, so a cold freezer proves the refrigeration is working. It is an evaporator fan, an iced-up defrost circuit or a stuck damper, and all three sit on the cheap side of the line.

The diagnostic visit is $89 and it comes off the invoice in full when you approve the repair. Labour beyond that is $95 to $145 an hour. The water and the power
The Town of Landis runs its own electricity distribution, which makes it one of the five municipal power addresses in this service area, and water service should be confirmed against the address rather than assumed from the Charlotte figures. The electricity point carries the same relevance it does in Monroe, Pineville, Belmont and Lincolnton: where an address is repeatedly losing compressors or control boards, supply voltage is a legitimate question and the town is the utility to ask rather than Duke.
Getting an appliance in and out
The recurring difficulty is room rather than height. Houses sit close to each other and close to the street on small plots, and on several of the older streets there is not enough clearance beside a house to bring an appliance round the side, so everything comes through the front. Interior routes are short and have turns in them. None of it is insurmountable; all of it wants planning rather than assuming.
What is actually installed
Small-scale installations throughout, and the constraint they impose is real: a laundry space sized for the machines of an earlier period will not always take a modern pair, and a stacked or compact unit is frequently the practical answer rather than a preference. Electric predominates, laundry is at ground level, and the dryer duct is generally short and direct, which is one of the few advantages this housing has over the newer subdivisions.
